We provide the following services to our clients:

Full Management Service

1. Once your written instructions have been received, your property details are placed on our books, together with comprehensive details. Your requirements for a suitable tenant are also noted.

2. All interested tenants are interviewed and employment references, along with bank details are investigated; credit checks can also be run. If all of these checks are satisfactory a tenancy agreement is prepared for you, which is then signed by both parties. We act as the deposit stake holder, recommending a minimum of one month's deposit, with the first months rent taken in advance on your behalf. The deposit is returnable provided there is no wilful damage.

3. The management of your property will commence once the tenancy has started. This includes: -

a) Collection of rent and payment of this to you by cheque every calendar month.

b) Make periodic inspections as to the state of repair, and monitoring the upkeep of the property. You would be advised of the results. Such inspections, however, should not be regarded as anything more than a check to ensure that the property is well maintained and cared for by the tenants.

c) Under our management service, if the rent payment should fall into arrears, the tenant can be contacted by telephone or by letter requesting payment, and then a personal visit will be made if required.

d) We will also advise a landlord of any action that may be required (although any legal costs that are incurred are the responsibility of the landlord).

Tenant Finding Services

The tenant finding service is as detailed in paragraphs 1 and 2 of the Full Management Service option, however this service does not include the collection of rent or management of your property.
